Demand for real estate in the South of Bulgaria is gaining pace as the ski mountain resorts increase in popularity as value holiday destinations for Western Europeans. There is currently an attractive return on investment rates seen in the Bulglarian real estate sector, on average 15 to 18 percent in the touristed areas. With the Black Sea Coast and Sophia still the better known areas, savvy investors are finding new value and larger potential for price appreciation in the southern areas including the old town of Plovdiv and ski areas of Borovets, Pamporovo and Bansko.

Destinations such as Bansko ski resort offer an old town with old-style pubs and taverns, restaurants and with a predominantly Alpine character. It is the considered the gateway to the Pirin mountain region and part of the Rhodope mountain range forming a natural border between Bulgaria and Greece. Purchasing property was made quite easy in Bulgaria due to the foreign investment act of 1997. Throughout Bulgaria, it is possible for foreigners to buy property, the right to build and other land-related rights, but foreigners still cannot buy land. This should be done through a local company.

REGIONAL INFORMATION

Southern Bulgaria is easily defined as the part of the country between the Sredna Gora Mountains and the borders it shares with Greece and Turkey. The Maritsa River drains the region and flows south into the Aegean Sea. Bulgaria’s second largest city of Plovdiv is situated on the banks of the Maritsa and is about 150 km South-East of the capital Sofia. . It's large and modern, with a magnificent old town crammed with remarkable churches, museums, mosques and some of the best preserved Roman ruins.

The three major mountain ranges, the Rila, Pirin and Rodopi Mountains, offer numerous marked hiking trails in summer and wonderful skiing in winter. These mountains are home to revered monasteries, traditional settlements like Bansko and Melnik and awesome landscapes, such as the caves near Trigrad and Yagodina.

Classical concerts take place at the Plovdiv Philharmonic Orchestra's concert hall in January when the winter festival of Symphony Music is held. The Opera is near the concert hall. Other things not to miss in this part of Bulgaria include a visit to the revered Rila Monastery and hike around the wilderness of the Rila Mountains from Borovets to Maliovitsa.

Ski the slippery slopes near Bansko in winter or hike in summer around the nearby Pirin National Park. Explore the extensive Historical Museum in Smolyan and don’t forget to appreciate the Roman ruins and Bulgarian churches in the old town of Plovdiv. Admire the murals and scenic locations of the Bachkovo Monastery. And at the end of the day - enjoy a glass of locally made wine at a cafe in the historic town of Melnik.

 
HOW TO GET THERE

The closest international airport to this region is near the capital Sofia. Pernik is located 30 km South-West from Sofia and provides convenient road and rail connections to Sofia, Blagoevgrad, Kulata and Kyustendil. Bus and train networks are extensive around all of the regions and relatively cheap.

Sofia has the largest of 4 international airports in Bulgaria. In addition to Bulgarian Air, many of the major carriers fly to Sofia including British Airways, Air France, Alitalia, KLM, Turkish Airlines, Lufthansa, Malev and Olympic Airways. Flights can be found frmo over 20 UK airports including Gatwick, Heathrow, Stansted, City Airport, Bristol, Southampton, Birmingham, Newcastle, Leeds, Manchester, Glasgow, Edinburgh, Dublin and Belfast.
