The
region of Kotor and Durmitor National
Park are already both World
Heritage Sites. Hot dry summers and Mediterranean
winters, ideal
coastal areas surrounded by mountainous
backdrops, create
the perfect setting for beach,
river and mountain activities all
year round. This region of Montenegro
is probably one of the best known
to foreign investors with its charming
towns and villages on and nearby
its Adriatic coast. The towns of
Kotor, Herceg Novi, Tivat, Peninsula
Lustica, Prcanj, Perast and Bar
offer a selection of properties

panoramic views, detached village
houses just a short walk to the
sea and plots of land where building
permission is readily available.
Kotor with its well-preserved
medieval centre was
for centuries a crossroads for
commerce and culture,
and under the strong influence
of Venice. Situated in the bay
of Boka Kotorska and surrounded
by mountains, it is one of the
best living examples of the history
of the region with a medieval walled
city and obvious Venetian influences.
Around the time of the middle
ages, Tivat’s fertile land
mostly belonged to the aristocrats
from Kotor, Prcanj and Dobrota.
This was the chosen area for luxurious
properties, castles, and chalets
as well as the collective church
of St. Antun dating from 1373.
Today Club
Med has taken some of the lush
seaside area for its tourist
cottages and many other smaller
hotels continue to entertain the
returning tourists.
In the 14th century, similar to
its Croatian neighbor Dubrovnik,
Herceg Novi became a significant
economic, political, and cultural
centre by the sea. Its unusual
Mediterranean greenery is the result
of decades of seamen bringing the
exotic plants from other shores.
Reminders of the influence of the
hundred year reign of the Austria-Hungarian
empire can be seen in the fortresses
on the little islands located at
the entrance of Boka Kotorska bay.
The Herceg Novi Riviera offers
25km of attractive beaches and
picturesque villages, like Zanjic
on the Lustica peninsula and Borici
on the slopes of Orjen.
Prcanj it is a homeland of famous
Boka´s warriors as well as
skilful seamen, who even in the
17th century maintained the first
postal traffic between Venice and
Carigrad. With its wealth of cultural
and historical monuments, Prcanj
nowadays keeps visitors coming
back with its Mediterranean ambiance
and gorgeous beaches.
With its beautiful, varied coastline
combined with mountainous inland
terrain, the Kotor Bay region is
ideal for the naturist and sports
enthusiast alike, with an enormous
potential for tourism and investment
growth.
