Property in Umbria continues with high demand as prices become out of reach for many in the bordering Tuscany. Throughout the countryside dotted with old farms, ruins of stone houses (casali) sit awaiting the savvy investor within picturesque valleys and often including their original materials in the price. Casali are often large and vary a great deal in price according to their state of repair and the amount of land for sale. In general they are still cheaper than a comparable property in Tuscany. Smaller farm buildings 'rustici' can offer a more economic alternative to 'casali', but are not usually sold with a great deal of land.

Umbria is a rolling farmland combined with mountainous rich woodland and beautiful lakes. Often called the “Green Heart of Italy”, it is situated between the regions of Tuscany, Marche, Lazio and Abruzzo and crossed from north to south by the Apennines, a mountain range forming numerous valleys. Including the two Provinces of Perugia and Terni and encompassing 92 municipalities, the region’s capital probably sounds familiar to some for its famous Perugina chocolate.

Agriculture is traditionally strong and in recent years tourism has grown to become an industry of great importance as travelers and investors look for undiscovered areas beyond the borders of well-known Tuscany. This wonderful, tranquil region offers visitors a clean, natural environment, as well as medieval art and architecture, and many sites of historical interest.

The most historic and untouched cities include Assisi, Gubbio, Orvieto, Todi, Spoleto and Terni. Assisi, the birthplace of St. Francis, is a beautiful medieval town located at the foot of Mount Subasio.

The Trasimeno Park includes major historic centres such as Passignano and contains Lake Trasimeno (Lago di Trasimeno), the fourth largest lake in Italy and an ideal location for a variety of water sports or just sun bathing.

Umbria also plays host to year round artistic events such as the 3 part Jazz festival including winter in Orvieto, the Easter in Terni (gospel and soul music), and summer in Perugia (the classics) held in July.


UK Flights leave from Heathrow, Gatwick, Manchester, Newcastle, Edinburgh and Glasgow to Perugia. Discount airline Ryanair flies from London Stansted to Perugia. Flights can also be made to Florence and Rome - approx 1-2 hours drive to the region.


Umbria enjoys a very pleasant climate. Summer daily temperatures average 23 °C (73 °F) and temperatures do not drop below 6 °C (43 °F) in winter.
